These Terms & Conditions ("Terms") govern your use of the GS511 owner portal (the "Service"), operated by Bergrand Realty LLC at bergrandrentals.com. By activating an account or continuing to use the Service, you agree to these Terms.
The Service is private and invite-only. It is provided as an operational tool for the co-owners of the Golfside 511 ("GS511") vacation property, their family members added to the same ownership slot, the housekeeping staff engaged by Bergrand Realty LLC, and the property administrator. You may only use the Service if you have been personally invited by the administrator.
You are responsible for keeping your login credentials confidential and for all activity that occurs under your account. Notify the administrator immediately if you believe your account has been compromised. You agree to provide accurate information (real name, current mobile number, and current email address) and to keep it up to date.

Violation may result in immediate suspension and, where appropriate, referral to law enforcement.
Reservations displayed on the calendar reflect the historical ownership schedule for the property. Only the administrator may modify the underlying reservation grid. Owners may cancel their own weeks, propose swaps, list a week for rent, and edit their own owner notes; only the administrator may permanently delete or reassign reservations.
Cleaning fees are set by the administrator (currently $135 per floor cleaned; a 2-floor cleaning is $270). Owners agree to pay generated cleaning invoices within a reasonable time; the administrator may follow up via SMS or email if an invoice remains unpaid.
Payments are processed by Stripe, Inc. By initiating a payment you agree to Stripe's Consumer Terms of Service. Bergrand Realty LLC does not store card details. Refunds, if any, are issued at the administrator's discretion via Stripe.
By providing your mobile phone number and activating your account, you consent to receive transactional SMS from the Service about your own reservations, cleaning schedule, and cleaning-fee invoices. Message frequency varies based on your reservation activity (typically 2–6 messages per month per active user). Message and data rates may apply.
Reply STOP to unsubscribe. Reply START to re-subscribe. Reply HELP for help. Opting out of SMS does not opt you out of transactional email; contact the administrator to be removed from email as well. Opting out may limit or prevent our ability to serve you within the Service.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Housekeepers agree that their clock-in / clock-out timestamps and laundry-load counts are the source of truth for pay computed by the Service. Corrections may be requested at any time via the in-app correction form; the administrator reviews and approves corrections. Pay is computed at the hourly rate configured on the housekeeper's profile plus laundry-load bonuses per settings.
All software, design, and content that makes up the Service is owned by Bergrand Realty LLC or its licensors and is provided to you under a limited, personal, non-transferable license. You retain ownership of the notes and content you enter into the Service; by entering it you grant Bergrand Realty LLC a license to display, transmit, and store it as necessary to provide the Service.
The Service is provided "as is", without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement. Bergrand Realty LLC does not warrant that the Service will be uninterrupted, error-free, or free of harmful components.
To the maximum extent permitted by law, Bergrand Realty LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service. Total liability for any claim shall not exceed one hundred U.S. dollars ($100) or the amount you paid to Bergrand Realty LLC through the Service in the twelve months preceding the claim, whichever is greater.
The administrator may suspend or terminate any account at any time. You may request account deletion by emailing the administrator. Records required for legal, tax, or accounting purposes will be retained even after account deletion in accordance with the Privacy Policy.
We may update these Terms from time to time. Material changes will be posted here with a new "Last updated" date and emailed to registered users. Continued use after changes constitutes acceptance.
These Terms are governed by the laws of the State of Michigan, USA, without regard to conflict-of-law principles. Disputes shall be resolved in the state or federal courts located in Michigan.
